Leak Inspection Policy

Please read before booking a leak inspection.

A leak inspection is required any time there is a leak coming from a ceiling or a wall and there is no visible or active water coming from above or the surrounding area. GRP Chicago and its contractors need to confirm exactly where the leak is coming from before a diagnosis is given or any repair is performed. Here's what you can expect:

1. Inspection charge

The leak inspection or diagnosis charge is $150 (Academy tier) or $190 (Leadeth tier), depending on the pro assigned to your job.

2. Exposing the area

Walls or ceilings will be opened to investigate the leak and diagnose the underlying problem.

3. Repair quote

A written price for the repair will be given after the inspection.

4. Credit if you proceed

If you agree to the quoted repair, the initial inspection cost is reduced by 50% — $75 (Academy) or $95 (Leadeth) — and applied toward the repair.

5. If you decline or no leak is found

If the repair is not agreed to, or if no plumbing leak is found, the full inspection balance ($150 Academy / $190 Leadeth) is due at the end of the visit and a written estimate is left behind for your records.

6. Clean-up after inspection

Once the inspection is complete, walls and ceilings will be temporarily covered and the work area will be broom-swept and cleaned.

7. Wall & ceiling repair is not included

GRP Chicago and its contractors are not responsible for any wall or ceiling repair (drywall, paint, texture, tile, etc.). Instead, contact information for a trusted third-party finish contractor will be provided — that contractor offers special rates to GRP customers, but bills you directly and works under their own agreement with you.
